Seller tips
What to Expect:
- Duration: Average duration of a home inspection is about 2-3 hours (depending on the size, age, and accessibility of the home).
- Accessibility: Sellers need to ensure access to attic opening, breaker box appliances, mechanical room, crawl space, etc. Access should also be available to sheds, gates, detached buildings, garages etc.
- Non-functional items: Sellers need to notify the agent or put a sign on non-functional items such as appliances, mystery switches etc.
- GFCI outlets: Any appliances or gadgets connected to GFCI outlets will be tested during the home inspection. Please make a note in advance if any of the GFCIs are not visible or accessible to the home inspector. GFCI breakers or outlets that are not tested for a long period of time may NOT reset at the inspection and will need to be replaced.
- Thermostats and controls: These will also be moved and/or tested during the inspection. You may reset to desired settings after the inspection.
- Pets: Make arrangements for pets. Enclosed and chained dogs in the backyard are acceptable.
